This article sought to evaluate the construction performance and environmental comfort of Minha Casa Minha Vida housing units at Ceará Residential Condominium, Nova Iguaçu-RJ, facing construction pathologies and maintenance limitations that compromise durability and habitability according to NBR 15575 requirements (ABNT, 2024). The study applied validated APO methodology in 62 units (Apr-Aug/2025), assessing interaction between residents' satisfaction, building physical conditions and condominium management practices to quantify weaknesses and propose solutions for social housing struggling to meet minimum quality standards. Results revealed 61% overall satisfaction, however 62% thermal dissatisfaction (χ²=28.4; p<0.001), 48% cracks and 65% absence of preventive maintenance (OR=2.8 pathology risk). It is concluded that Post-Occupancy Evaluation constitutes an essential tool to provide feedback for MCMV policies, proposing a predictive maintenance matrix that ensures sustainability of social housing facing observed technical and managerial challenges.
