MANAGEMENT IN CIVIL CONSTRUCTION: COST CONTROL APPLIED TO RESIDENTIAL WORKS

Abstract

The present study considers the importance of management in civil construction and cost control to ensure that the planned takes place regularly and that the effect of the large number of variables capable of impacting the results of the works can be minimized. We sought to question whether the management methodology with the applicability of cost control techniques and tools can guide managers and entrepreneurs in managing a construction work. The objective of the study was to demonstrate the importance of cost control tools and techniques using a project carried out by the company Beta in the municipality of Betim/MG, in addition to evaluating the reasons for the emergence of possible losses in the follow-up. It was found that the stages of identification of the material used and development of the work, presented the greatest cost deviations, causing significant losses and in the enterprise in question, the existing burden is related to a mistake in the information of footage/volume of the foundation piles. It was concluded that cost control can actually make use of tools that are based on well-founded cost estimation methodologies, however these establish criteria for construction services, their activities and tasks. The result of adequate cost management and control can identify a failure (deviation) between what was planned and budgeted, and what appears in the execution of the work, enabling and supporting decision-making to remedy the identified problems.
