Road infrastructure plays a fundamental role in urban and economic development, influencing mobility, land use, and investment attraction. In this context, the Dr. Nabor Wanderley da Nóbrega Highway—known as the *Alça Sudeste* (Southeast Loop)—represents a significant urban mobility project in the municipality of Patos, Paraíba. This study aimed to analyze the economic impact and spatial reconfiguration within the highway's direct area of influence. The research was conducted as a case study, employing land use and occupancy analysis, on-site observations, and local real estate market data. The results revealed an expansion of the urban footprint between 2013 and 2024, linked to the establishment of new commercial, service, and residential developments in the highway's vicinity. An appreciation in urban land values within the area of influence was also observed. In summary, the implementation of the *Alça Sudeste* contributed to spatial reorganization and the consolidation of a new urban and economic development axis in Patos, Paraíba.Downloads
