Developers and builders, regardless of the region, work with the choice of land where they will develop their projects. What differentiates the ideal land to build a project are its variables, which are particular to each property, and which directly impact the value of its valuation. The valuation of real estate arises as a method of pricing properties based on guidelines that allow a result resulting from the history of the market and not a desire of the owner. With this the use of the comparative data method comes as the main tool stipulated by NBR 14653-2, the cases in which it does not apply occurs the substitution by other methods established in the norm. Therefore, the objective of this study is the determination of the sale value based on researches in the real estate market of the geoeconomic region of a land in the city of Quebrangulo -AL, using four lands for comparison purposes, in which will be used factors such as offer and sale, public improvement factor, depth factor and frontage factor, resulting in an evaluation of R$ 55400.00, after correction of 1%. Observing values consistent with the history of the region, between the values found both in supply and sale, affirming the consistency of the method that is used in most property valuations. It is concluded that it is crucial to study a statistical model adopting significant variables to evaluate the property in order to increase the profitability of the enterprise.
