This article examines the socio-environmental impacts resulting from the implementation of spatial planning instruments in the Greater Maputo Region, with a focus on Detailed Plans. The analysis highlights how these instruments have influenced the urban dynamics and environmental sustainability of the region. Using a qualitative approach, data from official documents, expert interviews, and field observations were analyzed. The results indicate that, although the Detailed Plans have contributed to better spatial and infrastructural organization, significant challenges have also emerged. Issues such as inequality in access to basic services, gentrification, and pressure on natural resources are evident. Additionally, the lack of community participation in the planning process and the inadequate integration of environmental resilience criteria are identified as critical gaps. It is concluded that, to achieve sustainable and inclusive urban development, it is essential to improve public participation mechanisms and more robustly incorporate environmental considerations into the spatial planning instruments in the Greater Maputo Region.
