Real estate regularization is a fundamental process to ensure legal security for property owners and promote social inclusion and economic development. This study aims to analyze the importance of extrajudicial real estate regularization in Brazil, highlighting the legal and economic benefits of this practice, as well as the main challenges faced. The methodology adopted consists of a literature review on the subject, considering works and articles by experts in real estate law, urbanism, and public policies. The results show that extrajudicial regularization offers significant advantages, such as process agility, cost reduction, and increased legal security, allowing property owners to formalize their property ownership more quickly and efficiently. Additionally, regularization contributes to property value appreciation, facilitates access to credit, and promotes tax collection, boosting the local economy. However, the research also highlights challenges, such as lack of information, cultural resistance to formalization, and excessive bureaucracy. The conclusion points out that implementing public awareness policies and adopting digital technologies are essential to overcome these barriers and promote more effective and inclusive regularization.
