Abstract

This study aimed to propose a technological solution for the main challenges faced in condominium management, especially related to security, internal communication, package delivery, and booking of common areas. The research started from the finding that, although living in condominiums is associated with security and quality of life (SíndicoNet, 2022), problems persist, such as organizing deliveries and access control (Farias, 2025). The adopted methodology involved two approaches: a case study with the development of the ParkConnect application, using technologies like Spring Web, Spring Boot, MySQL, HTML, CSS, and JavaScript; and qualitative research with 60 residents of the Villagem Del Mar condominium, in São Luís (MA), through open interviews. The participants positively evaluated the proposal, highlighting the platform's potential to improve the condominium routine. The results indicate that ParkConnect can contribute significantly to efficient condominium management, promoting greater security, convenience, and integration between residents and administration. It is concluded that digital solutions like this are promising for facing the contemporary challenges of condominium living.
